FREE PLANNING - 15 SECTIONS - ABOUT 25 MINUTES

A custom home takes about 130 decisions. Most buyers think through 40.

The rest don't disappear. Some surface after framing, when changing your mind costs a change order instead of five minutes. Others never come up at all — options that would have cost a few hundred dollars during construction, and thousands after.

This walks you through all of them, and flags the ones that are cheap today and expensive later.

$O cost. No obligation. No sales call unless you ask for one.

WHY THIS EXISTS

The decisions nobody warns you about until

it's too late

Four things that quietly cost custom home buyers real money.

The Blueprint gets ahead of all four.

THE ONE NOBODY MENTIONS

The $200 decision that becomes an $8,000 decision

$O cost. No obligation. No sales call unless you ask for one.Conduit to the garage for a charger you'll want later. Blocking in the wall before drywall. A gas stub for the outdoor kitchen you'll build in five years. These cost almost nothing while the walls are open. After drywall, they're a renovation.

CHANGE ORDERS

Planning is free. Changing your mind isn't.

On paper, a change costs you five minutes. After framing, it costs you a change order, a schedule delay, and a conversation with your lender.

SITE COSTS

The lot costs more than the lot price

Utilities, soil, grading, elevation. Two lots on the same street can differ by tens of thousands before anyone pours a slab. Know that before you buy, not after.

FINANCING

Find out what you're approved for first

Shop before you know your number and you'll fall in love with a plan you can't build. That's the conversation nobody wants to have twice.

WHAT YOU GET — FREE

Answer once. Keep it forever.

Most buyers get this clarity halfway through construction. You'll have it before you start. Your Blueprint comes back in four parts.

01

What you told us

Every answer, organized by category, in one document you can hand to any builder, architect, or lender.

02

What you haven't decided yet

The decisions your answers didn't cover, flagged by when each one has to be locked. This is the roadmap.

03

Cheap now, expensive later

The pre-drywall and pre-slab items that apply to your specific build — what each costs during construction versus after.

04

Your next three moves

Sequenced and specific to where you are right now. Not "contact a builder."

HOW IT WORKS

From first question to first real conversation

Four steps. Your progress saves as you go, so you can stop and come back.

1

Answer the questions

Fifteen sections, about 25 minutes. Skip anything you don't know yet.

2

Get your Blueprint

Built from your answers and sent to your inbox. Yours to keep.

3

I read it

I go through every Blueprint personally. You'll hear from me by email within one business day.

4

A call, if you want one

Twenty minutes. Only if you ask. Nothing to sign.

QUESTIONS

Before you start

Is it actually free?

Yes. There's no cost, no card, and nothing to buy at the end. The Blueprint is yours whether you ever speak to us again or not.

Will you call me?

Not unless you ask. There's a question at the end where you tell us whether you want a call. If you say no, you'll hear from us once by email with your Blueprint, and that's it.

I've already met with builders. Is it too late?

No. Most of the decisions that cost real money lock at framing and drywall, not at your first meeting. If you haven't broken ground, you're still early for almost everything that matters. If you have plans already, bring them — the Blueprint will show you what they don't cover.

What if I don't know the answers yet?

That's the point. Plenty of questions have a "not sure yet" option, and your Blueprint lists what's still open along with when each one has to be decided. Not knowing is information too.

Do I have to finish in one sitting?

No. Your progress saves automatically as you go. Close the tab, come back tomorrow, and pick up where you left off.

Do I have to build with LaCatalina?

No. The Blueprint is yours to hand to any builder in South Georgia. We'd rather you build a well-planned house with someone else than a poorly planned one with us.

Do you build outside Valdosta?

We build throughout South Georgia. If your lot is outside our area, the Blueprint still works — take it to a builder near you.

Ready to start planning?

Whether you break ground next month or next year, the first step is the same.

Know what you want before you commit to anything.
